Well water maintenance: the annual rhythm that keeps a private well safe

Well water maintenance runs on an annual rhythm: a lab test every year, a walk-around inspection of the wellhead, disinfection when results or events call for it, and scheduled service on whatever treatment equipment the water passes through. No agency does any of this for you, which is the entire reason the rhythm exists and the reason skipping a year is a genuine gamble.

The annual test is the foundation

Private wells are not federally regulated under the Safe Drinking Water Act, so the yearly lab test is the only monitoring your water gets. The case for not skipping it is measured: in a USGS study of 2,100 private wells, about one in five carried at least one contaminant above a human-health benchmark, and most of those contaminants announce themselves with no taste or odor. Test annually for bacteria and nitrates at minimum, add the panels your region and history suggest, and retest promptly after flooding, nearby construction or any change in taste, color or smell.

Walk the wellhead twice a year

The physical well deserves the same attention as the water. Check that the cap is intact, tight and sealed, that the casing stands proud of the ground with soil sloping away so surface water drains off rather than pooling, and that no cracks have opened where the casing meets the ground. Keep fertilizer, fuel, and animal waste well away from the wellhead, and mow rather than plant around it so you can see problems. Most bacterial contamination stories start with a compromised cap or ponding runoff, both visible to anyone who looks.

Disinfection, when and why

Shock chlorination is the standard response when a test finds bacteria or after work has opened the well: a measured chlorine solution is introduced into the well, drawn through the household plumbing, held, then flushed until clear. It is a corrective treatment, not a subscription; a well that needs repeated shocking has an entry point that wants finding and fixing. After any disinfection, retest once the chlorine has fully cleared to confirm the result, because the follow-up test is the difference between a solved problem and a hidden one.

Service the equipment the water flows through

Every treatment stage between the well and the tap has its own maintenance clock: sediment cartridges to swap, iron system media and valves to check, softener salt to keep filled, UV lamps to replace on schedule because they dim before they fail.
