Cleaning water softener tanks and what actually needs doing

Cleaning a softener means two separate tasks that are frequently confused. One is emptying and washing out the brine tank, which accumulates insoluble residue from the salt and is a physical job. The other is cleaning the resin, which is a chemical job addressing fouling. Doing the first when the second is needed leaves the problem exactly where it was.

The brine tank

Rock salt and cheaper grades carry insoluble grit that does not dissolve, and it settles into a sludge at the bottom of the tank over years. That sludge eventually reaches the brine well and the injector, which is where most blockages begin. Cleaning it means running the salt down, bypassing the softener, removing the remaining salt and sludge, washing the tank with mild detergent and rinsing thoroughly, then refilling with clean pellets. Every few years is usually enough, more often on rock salt.

The resin bed

Resin does not collect sludge; it gets fouled, chemically, by iron in particular, which coats the beads and blocks the exchange sites. That shows up as declining capacity while salt is still being consumed. Resin cleaners formulated for iron are used through the brine tank on a normal regeneration and can recover partial capacity if the fouling is caught early. Heavy or long standing fouling is often permanent and the bed is replaced. The durable fix is treating the iron upstream.

The parts worth cleaning at the same time

The injector and its screen, which catch salt fines and grit and are the most common single cause of a softener that has stopped drawing brine. The brine well and its safety float, which should slide freely. And the venturi cap seals while everything is open. None of these takes long once the tank is bypassed, and doing them together turns an annual chore into one visit rather than three.

Sanitizing, and when it is needed

A softener that has stood unused, been opened for a repair, or serves a well that tested positive can be sanitized following the manufacturer's method, typically a measured dose introduced through the brine well and drawn through on a regeneration, then flushed. Do not improvise the dose, and note that strong chlorine damages resin, which is also why a softener must be bypassed before a well is shock chlorinated.
